Well, today wasn't quite as good as yesterday, but my phone keeps ringing, so I can't complain. I got 7 leads today, which I'm very happy with. I'm not so happy with the quality of the leads, but that's OK. Here's a sampling of some of the "deals" that were presented to me today. I am not embellishing at all on any of these, I swear...........

#1 ARV 260k, asking 240k, needs paint and carpet.

#2 ARV 220k, asking $205k, needs no repairs. Any takers?

#3 (2 properties) ARVS 199k & 135k, asking 192k & 125k, respectively
(In case you don't have a calculator, that's 52k in equity on 4 properties).

#4 (This is my favorite) ARV 208k (per recent appraisal), asking.......................................................................235k!!! You may be wondering why someone would be asking 27k over the appraisal in a slow market. Well, the seller just put in new tile. In the whole house. I didn't ask what type of tile it is, but I'm sure it is top of the line.

I'm thinking of marketing these as a package deal.

I was able to send 1 more lead to my short sale guy.

I am really not impressed with the way this mortgage company I'm finding deals for operates. The guy who blew me off for the meeting on Monday still hasn't called to apologize, and the guy who was supposed to meet the owner of the duplex I told him about ended up calling 15 minutes before the meeting and saying he was going to be 15-20 minutes late. The seller wasn't happy at all, and it made me look stupid.

Oh, I got an email this morning from my ad on Craigslist for my townhome. It's another young couple who is coming to see it Saturday. I told them to be here at 11am which is the same time the other people are going to be here. Nothing like a little healthy competition.

I'm working really hard on being able to turn every call into some sort of profit. If I can't wholesale it, I want to be able to refer it to someone else and get some cash. I figure since I already have the seller on the line, I might as well point them in the right direction and get paid for it.

When my phone rings, I have this ridiculous picture in my head of the "person" who is calling me. It's a giant hundred dollar bill (with arms and legs and green tights). It makes me chuckle to myself every time.
