It's a little after 2am. I just got back from putting signs out. I decided to step things up and put 40 out. I better get some calls on them tomorrow. I also have 23 letters to put in the mail tomorrow morning. I mailed some out yesterday, too, so I should have around 50 that should get to the sellers this week.
One of the couples that was supposed to come and look at my place never called/showed, and the other guy came (this was his second viewing), but didn't seem very interested. I was pretty bummed about it, so I decided to take the day off and go check out the neighborhood that I want to move to once this place sells. My realtor called later in the day to tell me that there was another showing @ 3pm. He was also showing it @ 1:30. I didn't hear anything back, so by 6pm I figured no one was interested. I was on my way to check out a house with a friend today when I get a call from my realtor telling me that his client is meeting him tomorrow to put in an offer. The other realtor scheduled a second showing for her client, who supposedly wants to put in an offer as well. So, tomorrow I could have at least one offer on the table, possibly two. I am just hoping for the best, and trying to stay positive about it. I really can't wait to pack my things and get out of here.
Tomorrow is our second investment group meeting. I'm looking forward to it.
I had another wholesaler contact me yesterday with what sounded like a really good deal. I offered to help him find a buyer, but after going to look at it, the numbers didn't make sense. It is a total rehab (his estimate was 10k for repairs- I'd say at least 20k). Also he was a little high with his ARV estimate. I told him if he decides to drop his price to give me a call. I think this may be his first wholesale deal and he doesn't have any buyers yet, so I think there's a good chance I may be hearing back from him.
