Flip This Wholesaler

I got a call while I was running this morning from one of the listing agents I made an offer to last week- it was the property that just got out of probate. He told me they accepted my offer of $81,500. ARV is around 130k. I had my contractor friend go take a look at it for me shortly after. He has helped me out on several other properties. There are structuaral issues that I was not aware of, and did not figure into my offer. Dang it!! Shortly after getting off of the phone with him, I got a call from the seller of the hellish deal that I've been working on. She's in Mexico now, and wondering when in the f her house is going to close. Nobody seems to know. My friend who is buying it doesn't know, the mortgage broker doesn't know. It's all one big MESS. So, who knows if I'll even get paid for this deal or if it will close. This puts me in a really bad position AGAIN.

I spent most of the day on my closet floor crying.

I'm going to call the realtor of the probate house tomorrow and see if the sellers will lower the price once I get a better estimate of what it will cost.

Other than that, it was a great day. Nice weather and all.
