Wow, what a long day. I started the day off having coffee w one of the investors I met a few weeks ago. It's nice to kick the day off talking w/ someone else who is out there trying to get deals done. From there I went to pick up the new contracts from the realtor's office for my end buyer to sign (a 45 minute drive). Once I got the signatures, I took the signed contract back to the realtor's office. She still needs to get the seller's signatures on the new contract , hopefully he hasn't changed his mind.
As soon as I got home, I got a call from a realtor who saw one of my ads in a restaurant. He has a listing with a very motivated seller (or so he says). List price is 160k, ARV 200-215k (I haven't verified this yet, I'm just going by what he told me and the information he emailed to me). He also said that the seller would probablly take less than the 160k. I am not familiar at all with this area, so I told him I would take a drive by. I had an appt. to look at another home that was not far away, so I figured I would kill 2 birds with one stone. I first drove by the house the realtor told me about, just to get a feel for the neighborhood. I didn't get a chance to run comps before I left home, and I couldn't really look through the windows of the property because there were 3 cars in the driveway, so I just checked the neighborhood out. There was a similar house on the next street over that was for sale, so I called the realtor just to see what the asking price was. The seller was asking 175k, and the realtor told me the house was vacant, and the owner was very motivated. I'm going to set up appointments with both realtors tomorrow and make offers on both houses. Next I set out to look at property #2. It should have been a 10-15 minute drive to get from property #1 to property #2, but as usual, I ended up getting lost. I called the lady who was showing the house (the neighbor), to tell her I was running late, and she said she was already at the property. 45 minutes later I arrived. I went to the door and knocked, waited, no one answered. Knocked again, waited, no one answered. I called the lady's number who was showing the house to see what was going on. Her daughter answered and said her Mom was at the property and to knock harder as she may not have heard me. I knocked again, much louder, waited, still no answer. I started to worry that maybe she had fallen down or had a heart attack or something, so I decided to pound on the door one more time. No answer. I thought something must be wrong, so I tried opening the front door- it was unlocked. Once I got inside, I saw a young lady standing in the corner holding a little baby looking terrified. Come to find out, I was at the wrong house. Instead of 3324, I was at 3224. I tried to explain, but all she said was "Can you please get out of my house." Needless to say, I felt like a complete jerk. I finally found the right house, took a look, and headed for home as quickly as possible. I timed things perfectly and got stuck in rush hour traffic on the way home. Good times. Once I got home, I called and made an offer on house #2. Too low. My own fault for not screening the seller better on the phone. Oh well. On to the next.
