Today I picked up a 5k assignment check from the title company. I was on cloud nine all the way to the bank, and all the way home. This allows me to pay back the loan my friend made me, catch up all my bills, and have some money left over. I was home maybe 10 minutes fantasizing about how big my bank account is going to be next week when I get my 2nd 5k assignment from the other deal I've been working on (I'll just call it the Nightmare Deal from now on), when I get a call from the lady at the title company telling me that the buyer's lender for the Nightmare Deal hasn't contacted the title company yet (the closing is 8 days away). So, I call the buyers immediately, leave a message, and get no call back. I sent an email after a few hours just in case, but, no response. What really sucks (besides the fact that I'm going to be back to square one with my finances if this doesn't close), is that the seller is all packed up and ready to move, and is really counting on the money from the sale. I had a few other interested buyers, but I'm guessing that if these buyers don't perform, the seller is going to tell me to take a hike. So, I guess I have no choice but to wait and hope at some point I will get a phone call letting me know what the hay is going on.
At this point, I would like to rant a little bit about how much I CAN'T STAND IT when people don't return phone calls in a timely fashion. It drives me INSANE!!! And it's not like I'm talking about unimportant calls, either. I just don't get it!!! I was at a seminar once, can't remember who the speaker was, but they were saying that one thing that puts them ahead of the competition is that they either answer all calls, or if they can't, they return the call ASAP. I can't tell you how many business calls I make (particularly to realtors), that are either never returned, or returned several days later. Drives me nuts.
OK, I'm done ranting now.
Going to do my "make 20 phone calls to sellers" thing tomorrow. That is, unless I get a phone call from the Nightmare Deal buyers saying they can't close. Then I may be scrambling around looking for another buyer all day. Hopefully not. Would be nice to at least be able to go a few days without being stressed out of my mind.
