My back has been kicking like Chuck Norris all day. Excrutiating pain.
I got an email from another wholesaler today about a property he just got under contract that is on the same street as the 85k house I thought I was going to get. His is smaller and in worse shape than mine, and he was asking 95k for it. I added 2k on and sent it to my buyers who are looking for homes in that area, but it was gone before 5pm. Nothing like a little salt in the wound.
I need to get back in the habit of making a certain amount of offers each day. 5 is usually a workable amount for me. I got sidetracked for awhile working those other deals that didn't pan out. That's the second most annoying thing about deals going up in flames- you spend a bunch of time working on trying to get them closed, and meanwhile you don't have time (or don't make time) to market for more deals. How many times do I have to learn this lesson?
Still waiting on my birth certificate so I can apply for a passport. My friend who just moved down there says things are moving along quite nicely. Sweet.
