Ahh, it's the end of the month. You know what that means. I have to figure out how I'm going to pay my October bills. Good times. My Dad called a few nights ago to see how I was doing and to ask me if I needed any help with money (he said he sees all of these horror stories on the news about the real estate market tanking). Bless his heart. I can't bring myself to ask him. He worked too hard and now is retired and on a fixed income. I know he would give me everything he had if I asked. In case I didn't mention it in my prior posts, the job I am working is 100% commission, so I won't be seeing any cash from that until I sell something.

Oh, I just got an email from the mortgage guy who I have not been able to get in touch with all week. I will cut and paste it:

Sorry Steph

I haven't got much time to explain right now but I'm only working part time right now. I'm starting with a new company this Monday. I've asked Mary Polins to take over for me with your files. She will fill you in and she knows our deal.


Translation: Steph, sorry for wasting your time for the last 2 months sending you on a wild goose chase for subject to deals, but I am going to work for another company, and Mary Poppins will now be taking over. Also, that check that you have been trying to get for the last few weeks is probably not going to materialize either, so stop wasting your time.

So, that's the end of that saga. What an effing WASTE OF MY TIME AND ENERGY!

I spent the day putting out signs to market the 85k house. Some of them have a price of 99k, and some of them have 95k. Why? I'm not really sure. I guess I like the idea of making 14k on a deal.





While I was driving around, I passed 3 signs of mine that have been up for over 3 months. I think one of them is the one that landed me this deal.....


While I was driving around, I wrote down the numbers from every single "for rent" sign that I saw, as well as the "we buy houses" signs. I called them when I got home, and have 3 seemingly interested buyers. Actually, one of them is a realtor who works in the area who might have a buyer. One of the guys buys properties at auction, and the other guy uses hard money and is a rehabber. Other than that, I have received zero response from the ads that I have out and the emails I sent over the weekend. I just need to keep marketing it- I know it is a good deal.

I'm really excited about going in to work tomorrow. Just kidding. I'm dreading it. Change of mind #3.
