Hi Everybody.
Well, things are looking up for the 85k deal. I called the title company first thing this morning (by the way, the lady handling this deal, Denise at Accutitle, has been awesome), and gave her the mortgage account numbers so she could order the payoff. She informed me that she would need a copy of the agreement that the seller made with Discover regarding the judgement payoff. To my utter shock and disbelief, the seller, Jason, actually faxed over a copy to the title company, so now they have everything they need to proceed. FINALLY.
I recieved a call from CC (who is actually being really, really nice now for some reason) about an hour ago asking if the seller would be OK if we closed THIS MONDAY!!! Woo Hoo!!! She reminded me though, that the place needed to be vacant, which, as far as I know- is. Last I talked to the tenant, she had found a new place and was in the process of moving. So, that shouldn't be a problem. I called the tenant to make sure, but didn't get an answer. If I don't hear back from her by tomorrow, I will do another drive-by. If she is not out yet, I will be moving her and her 2 kids and her dog into my place until they find something else. I'm not kidding.
After I got off of the phone with Caroline, I got another call from Denise saying that the mortgage company is being difficult and will not give the payoff information without a signature from the seller..... so we are trying to get in touch with him (he's not good at answering phone calls or emails in a timely fashion, as I'm sure I have mentioned), to get the necessary paperwork signed and back to the mortgage company today. Either way, it looks like this thing is going to close (perhaps ahead of schedule), I will get my 4 grand, and will once again have somehow averted financial disaster.
Holy crap, what a week!!
I am going to my friend John's house to make banana daquiris and celebrate!! Woo Hoo!!!!! (I know it isn't closed yet, and things could still go awry, but the situation is 100 times better than it was a couple of days ago). Also, I am thirsty, and banana daquiris sound REALLY GOOD......
