I countered the estate that I said I was most excited about at $123k (up from my original offer of 115k). I just got a call from the realtor telling me they are countering back at $132k (down from their first counter of 145k, which was down from their list price of $162). Nice. I told him I would get back to him early tomorrow. Guess what I'll be doing until then.......
Marketing the crap out of it!!
I may try to get a few more grand knocked off, not sure.
Going to go get pictures of it now (should have done it yesterday, but didn't plan that far in advance).

Who do you offer TO? The listing agent? Do you work with a Realtor on a regular basis?

Sometimes I will go directly to the listing agent, and sometimes I will submit the offers through my friend who is a realtor. It just depends. Sometimes, with REOs, I like to go directly to the listing agent. I am trying to establish my credibility with them, which takes time. Seeing my face over and over again over a period of time lets them know that I am not some fly-by-nighter who is just screwing around.
