Well, I'm supposed to have a closing this Friday, one Monday, and one the following Monday.

The one that's supposed to close this Friday (that was originally supposed to close last Thursday), the stupid, worthless, title company STILL does not have the title work done yet. Also, they lost my effing escrow check. HAHAHAHAHA. This deal is turning into a freaking fiasco, and let me tell you, if it doesn't close, I'm heading down to Ft. Lauderdale (that's where the title co is) with a bat.

The one that is supposed to close on Monday (originally supposed to close last Friday), may have a small chance of happening. At least the title work is started, and the lady working the file isn't ignoring my emails. Yet.

Up until now, I've been running all of my deals through a friend who is a realtor, and acting as his assistant. I've been handling all of the paperwork, dealing with the title companies, etc. and getting part of the commission. I'm over this crap, though. I'd rather give the full commission to a realtor who handles all of this bs for me. I can't take it anymore. I just want to make offers, find buyers, and collect my check. I need to find someone, though, who isn't an incompetent lazy ass, and, quite frankly, I haven't run across many realtors who fit that bill.

I got a call a few hours ago from the listing agent of one of the REOs I made an offer on a few weeks ago. She wanted to know if I was still interested in the property, as it has been under contract twice (both times, by wholesalers I know), and both times, it has fallen apart. Anyway, I think I may be getting this place under contract for 51k, and think I can sell it in the high 50's. We'll see.

I'm finally back in the swing of things with my business, and started sending offers out again today.

I'm ready to kick some ass. REO ass, that is.

Man....I know what you mean Steph.

Your mileage may vary but I went through so many people to get one quality agent it was unfreakinbelievable.

He ended up being an reo agent himself.

I will probably end up just keeping it the way it is.

Hey Steph-
Prior to becoming an agent I went through a dozen agents while buying investment properties and flips.

I would always say: "I have great credit, I have money, I will drop everything when you call and I will make a decision within 5 minutes of seeing the house and write an offer immediately"..What agent wouldn't love that!

But they would just send me junk or just never call me again.

How about finding a completely newbie agent out of training or even a non-agent (and convincing them to go through training) and then making them be your whipping boy and teaching them the ropes. Total submission to you in exchange for all your deals and learning about the business?

I agree with trying to find a young and hungry agent that will just do what you tell them to do.

I was actually just contacted by a broker who works with Jasonhh (from flippinghomes.com), who is interested in working with me..

A Doctor tells the realtor: "I have bad news. You have Alzheimer's, and you have cancer." .... realtor says, "Thank God I don't have cancer."

My problem with many realtors is their poor memory/lack of organization, lack of initiative. etc. ...and it makes no sense because they are NOT that friggin busy! (many are starving)

Steph, I know many realtors and have found very, very few
that understand investing/investors and actually want to make money.

Most are more concerned with how they look to their peers. Insane, imo.

Steph, I saw your post this morning and knew I could help.
She knows she doesn't completely understand what we do, but it doesn't matter to her. If it can work ethically, she'll do it for you. You'll be pleased if you give her a shot.

I hope that I can change the things that are said about Realtors on this blog to comments like, I am now hive free because my Realtor takes her job seriously, she is motivated, eager to work, answers the phone and her email promptly...

My agent is good, but she is overwhelmed a lot lately. She has 22 listings, and most of the listings are short sales. She is going through a phase of needing to outsource some stuff to virtual assistants. I think she is just taking on too much. I'm trying to get her to read The 4 Hour Workweek, but she is at the point where she just can't let go of any tasks. Plus she's going on vacation next week, just as I want to send out more offers. I'll probably just send them myself to the listing agents and copy her on them.

Steph, we just need to get big enough to where a Realtor will work for us exclusively. :) Keep plugging away!
