Holy crap, this year is almost half over. How did that happen?
I've got all kinds of stuff in the works at the moment. I had 3 (yes, 3) buyers call me today asking me to find them more deals. That's a good thing. I think I've got 2 of them lined up with deals, but haven't heard for sure yet. More waiting... I sent one of them out to a house that a friend of mine is about to get under contract, and the stupid lockbox was jammed, so, being the hustler that I am, I went out to the house myself and after realizing that the lockbox was, indeed, jammed, I crawled in through a (very small) window in the back of the house and almost killed myself. No idea how I actually made it through, but I did. Also, I sliced my elbow open on some glass on the way in. Good times. I'm still waiting to hear back from my buyer about that one, but he seemed to like it, and the numbers are good, so we'll see.
I'm back in offer making mode, and have a goal to get another one by the end of the month. I'm going on 3 trips over the next 3 months, so I need to make me some cashola.

Hi, I happened upon your blog one night and I have some questions for you. We flipped a house two years ago and then tried to do another one a year ago. It did not sell so we rented it out. But, we still want to sell it. How do we get rid of it fast? We completely remodeled this old house and the longer we rent it the more our work is going down the drain.

I don't really have much experience with selling houses at the retail level- all of the deals I am doing right now are wholesale deals, and I am able to get rid of them fast because they are dirt cheap..
My advice, though, if you really want to get rid of it fast, would be to drop the price,and then market the crap out of it- get it on the mls, put signs around the property, put it on Craigslist daily, make some fliers to pass out at local businesses, etc.
I've only done 2 rehabs ever, and did a HORRIBLE job on both of them, but was able to sell them pretty fast because I offered them at an attractive price, and I marketed them like a crazy person.

Candi, I have had some luck selling ready for retail houses by using auction/open bid sales. There's a course out there called the "60 Day Cash Flow Solution" by richard roop and steve miles. Check ebay to get it cheap or pay $1500 at richardroop.com. To be honest, that is the only strategy I would use to sell a pretty house in this market.
