Guess what I got on Friday?
One of these.....
My old Blackberry was just about to kick the bucket, and I was due for an upgrade, so I went ahead and got it. I got the very last one in the store, and while I was sitting there having it programmed, at least 5 people came in to see if they had any left because all of the other stores were out too. Hehehehe. That kind of stuff never happens to me, and I'd be lying if I said I didn't take a little bit of pleasure in getting the last one.
So, I spent a good part of the weekend figuring my new gadget out. It took me about 25 minutes (seriously) to compose my first text, and I came very close to chucking the thing at the wall, but it is getting easier the more I use it. It has all kinds of cool stuff on it (GPS- yaaay!), but I still haven't figured even half of it out...
On to real estate....
If all of my deals close on time (they won't), I will have a record month this month. I've closed two already, and have 4 more (can you believe it?), that are supposed to close this week. Six deals in one month. I never thought I'd see the day!
I sold the deal I was talking about in my last post in one day, and while I was marketing that deal (handwritten signs), I found two new cash buyers. Love those signs.
I went out and looked at about 10 houses this weekend, and have a bunch of offers to make today and a bunch more houses to look at.
I don't plan on slowing down at all like I have in the past when things are going well. Not this time. I'm going to kick some serious REO ass, people. Seriously. Kick. Some. Ass.

Good for you Steph! I have to say that it's too bad I can't have multiple smart phones. I'd like to play with them all.
I have some friends who were turned down from getting the Storm. And this was after they made an appointment and were assured 2 would be set aside for them.

I guess they were only allowed to give them to Verizon customers who were eligible for an upgrade. I lucked out. :)
Congrats Steph! I always look forward to your updates. I actually just purchased my first Blackberry a couple weeks ago and love it! I was trying to avoid owning one for awhile but now that I'm focused on REI I figured it was time. I'm curious...what is your average profit you're making these days on a wholesale deal and how does that compare to your average when you first started out?

To answer your question from below... I'm not making offers in my own name anymore, I'm making them in the name of my LLC.
As far as profit goes- I'm trying to only do deals where I can make at least 5k. It's easier to focus on bigger/better deals when you have a little bit of cash in the bank, as opposed to just trying to do deals to survive, ya know?
I suspect my profit margins will keep getting larger as time goes on.

Congrats again! What do you think is the main reason you've been able to really start doing volume? I'm still stuck wholesaling just enough to survive even though I seem to be doing everything necessary to be doing volume. Any help would be greatly appreciated.

I sat down about a month ago and made the decision that if I was going to keep doing this, I was either going to give it 100%, or find somethining else to do. I have put in so much time and effort, and I am not going to settle for just getting by. If I wanted to just get by, I could go back to being a bartender- it's much less stressful...
So, instead of slacking off once I get a deal closed like I used to, I've been going at it full speed ahead. I am out every day looking at houses, and making at least 3 offers a day (I try for 5, but 3 is the minimum) rain or shine.
I keep track of all of my offers, and, so far this year, I am averaging 1 deal for every 18 offers I make (18.6 to be exact). Looking at it from that perspective made me realize that all I have to do is make more offers if I want to make more money. It seems simple, but it really is a numbers game, and the more offers I make, the more deals I'm going to get.
Not sure if that was the answer you were looking for, but that is what has changed for me- I'm just making more offers.
