Hola From Costa Rica- Part Dos...

I've got some time before my surf lesson, so I thought I'd post a few pics of what I've been up to the last few days...

Monday night Sherry's neighbor Danna and I rode our bikes into town and did a little bar hopping. Danna and her boyfriend Steve own the condo next to Sherry's. They're from Canada and will be here for another month. Awesome people...



I fell off my bike 3 times on the way home. Fortunately I didn't break any bones..



Yesterday I walked over to Clarita's which is about a 2 minute walk on the beach from where I'm staying..



I met a delightful lady named Eve at the bar. Eve is originally from Australia, but has lived in New York for the last 15 years. Her husband passed away 3 months ago and she came back here to put his ashes in the ocean...



Sherry stopped by after surfing and joined us..




We stayed to watch the sunset..





Today we went to check out Hermosa Beach....









Next it was off to check out the crocs at Crocodile Bridge...

Tonight is GNO (girl's night out), which I'm sure will be a good time...

Glad to see you're having a BLAST.
Wish the weather here was that nice.

I have to admit, when I first saw the pic of the Crocs, I could tell I've lived in the sticks of Florida too long......because I wondered, "does croc taste anything like Gator?"

Hey Steph,

It looks like your having a great time! I know that your vacationing, but I need your help when you get a chance. I got the earnest money set up and the bank is ready to go, well their title company is getting title going. However, when I called them today they stated that they would not fax title to my title company for a courtesy closing. The banks title comp. stated that they would do a satellite close, but would not send over title. Now I have a buyer and I'm using his funds to close, but without a double close I can't. What would you do?

Jessi, what are the numbers on your deal? I'm wondering if you have enough room for flash funding.

I know I'm not Steph, but it sounds a bit urgent

It is a small deal, my first, but the numbers are:

purchase: 12.5k
Selling: 14.5k
Title Fees: 513.00
Net Profit: $1487

Hmmm...not enough room for transactional funding. How about this, can you get your buyer to come to closing with two checks? One for 13,013 and another for $1487? This way the "Good Funds Act" is satisfied, deal closes, you get paid. I use those numbers because I don't know the breakdown of fees.
Some buyers can get sketchy about this, but I'm sure you are selling to another investor (hopefully)? If so, they'll understand and probably agree.

Sorry Steph for using your blog as a forum. But the REO Realtor did send me the title work today. My question is on a couretsy closing? Does this mean that the banks title company will come to my title company to close? Then I close with my buyer, funds go into escrow, I walk into the other room and use the escrowed funds to close with the banks "mobile closer" or title company? If someone could shed some light on this. If not I will take your advice Jasonhh and get in touch with my buyer who is an investor.

something like that, the problem is that the banks titco is going to want you to bring funds to close your part. You get around that by having your buyer bringing two checks. The first check takes care of your obligation to the bank. Make sure your titco is cool with this, though. I'm sure they will understand what you are doing and why, but just check. Your buyer knows you are using his money, right?

I'm at the airport so I only have a few secs...

I have never had a problem with them sending the docs over. I just tell them that I want to close it at my title company and they send everything over for me to sign. I don't get into details with them about the simul close. I just tell them that I always sign everything at my title company.

Once they send the docs over to my title company, they have me sign everything and they FedEx everything out and wire the funds back to the bank's title company.

You may have to play hard ball with them and just tell them that's how you are doing it or it's not going to get done.

If you have a good enough relationship with the buyer, you could also do what Jason suggested.

When is it supposed to close?

I'm closing on Tuesday! So I called the REO Realtor and told her that I wanted to close at my title company and she said, Okay, but it will cost you an overnight fee. So, I said okay and just emailed all parties. YEAH!! I learned a lot over the past few days and with my first deal. I made several mistakes, but I'll get this one out of the way, and move on to the next. Oh and I can get my ring out of pawn! Thank you Jasonhh. And Thank you Steph you really helped me make this possible!
