Closings, and Birthdays, and Stuff

Well, yesterday I closed the deal that was supposed to close on Tuesday. So that's good news... I almost didn't make it to the closing because I had a late night out on Thursday. It started out as a networking cocktail hour, and then turned into John's Birthday Celebration. We had a good time..

I was planning on looking at a bunch of houses and making a bunch of offers yesterday, but after the closing, Jim and I decided to stay home and do a little of this...



and some of this..



I guess you could call it a lazy weekend.

I'll catch up tomorrow..

Tonight I'm watching Burn After Reading and Talladega Nights (thanks for the suggestion Shae).

3 days late. Must be a record. Sign of the times perhaps?

Well, I've got 3 offers going in today..one just sent off, 2 others I need to call the agent on first when I get up.

First one going for $97,900 right now; 2 price drops on the 23rd's since it went on the market 12/23. Light rehab job; ARV around 120/130, price drop of some $35K total. Offering 79 (maybe catch the next drop next week..hehe).

Second I happened to be at when it went to foreclosure; of course the bank bought it back (way too many maxed out mortgages now). So I stopped by and come to find out the back door was wide open (and it was the one with the lockbox on it). Whoops! Oh well, free inspection for me! Not bad, will lowball as it needs some work.

3rd is a diamond in the rough. Again, went by, back door unlocked. Yikes! Inside, wow. This one's a TLC job and that's mostly it. Asking $79, assessed @ $132, $40K price dropped in 2.5 months...offer around $69/70K.

Things are looking good after looking at god knows how many crap houses...lol...

well I'll be damned. Ended up with 2 offers in as that 2nd one listed above was already under contract after calling. Guess it's a good thing I closed the door after that free inspection; property gets trashed after that, deal falls through :)

So, I caught the drop (today's the 23rd) as I just got called earlier that I got accepted at 79,900. Not bad! Could be lower as always, but I think I can run with this one (agent said he'd buy it if he knew it was that cheap...maybe I'll just turn it to him? lol)

Now time to market this thing first thing tomorrow. Got to get my contractor colleague back on the phone to see if I can get a true inspection with him this week. Obviously if things are much worse then initially indicated, then it'll be time to back out...sadly.

Looked up again though and two recent comps nearby went for 135 & 150...couple of others further out go for 130 & 110, so the balance is there, especially if fixed up to par.

I'm looking to turn this this for a small amount either way. In the meantime, time to make more offers soon!
