I'm seriously ready to do some damage this month!
Since my trip to CR, I feel refreshed, motivated, and ready to knock this year out of the ballpark.
Being a student of Steve Cook, one of things that he really pushes all of us to do is to have a vision of what we want our lives to look like. He encourages us to work diligently on our vision, and has been telling me for the last year, that once I get clear on exactly what I want my life to look like, things will just start to fall into place. One of my challenges that I set for myself to accomplish before our next Flip Vips retreat in April, was to really work on my vision, because up until recently, I had kind of blown this off. I've been spending a lot of time this year writing out my goals, and I can tell you it makes a huge difference when you get it all out on paper and start to really focus on what it is that you want. It's much easier to get where you want to be if you know exactly where you're going, you know? I know that may sound cliché , but it's true. For the last month or so, I've been working on my vision- short term and long term, and I've been forcing myself to review my goals first thing in the morning, and right before I go to bed. I've tried to do this before, but it usually only lasts a week or so, and then I stop doing it. This time (with the help of an accountability partner), I've managed to stick to it every single day, and it has already made a HUGE impact on my focus and productivity. I haven't ever felt this focused and in control. Ever. Needless to say, it's a really good feeling..
On to real estate...
The deal that I got under contract right before I left for CR is officially sold. Lee got the contract and deposit locked up yesterday afternoon. I think he ended up selling it for 31k, and I have it under contract for 22k, so that is good news.
Yesterday I went and looked at 5 houses, but didn't get a chance to put any offers in, so that's what I'll be doing as soon as I'm done writing this post. After that, I'm heading out to look at 3 more houses that I'll be offering on later today, and am also going to put some signs out for a few properties that my buddies have under contract. Need to get my phone ringing again.
That's about all I've got for now. I've got a busy day ahead of me, so I gotta run....

Reading that last line reminded me about Jessi.
Curious now. How did you get it figured out, Jessi? Did you play hardball? Or did you go to your buyer? Kinda hoping you played hardball, thats their game and if you're proficient at their game....you win.

Been following your blog for a while. Very inspired by your persistence.
I have had some success with getting sellers to call me. Sellers with a lot of equity. I get about 10% response rate, which is utterly crazy and unreal. I mailed out a small amount of postcards twice (250 each time) but did not close a deal, but I was close.
My question to you is:
If you were getting the kind of response rates I am getting on my marketing would you have continued to market to sellers instead of focusing only on REOs?

I just re-read my comment and wanted to clarify my questions as it sounds weird now.
I am just asking if you think I should stay the course with the success in my marketing I have had?
Hi Chris,
If you are getting a good response from your marketing, and getting sellers w equity to call, then I would def keep on doing what you are doing.
It might take awhile to finally get one, but if you are consistent w your efforts it will happen.
If it ain't broke don't fix it. That's my view.

Can you pls shed some light on the vision/goal thing. When you talk about writing down goals, how specific are you? Are you looking at number of deals/money made or something else? Do you recommend Steve's secret sauce audios for that.

Hi Ed,
The vision is more long term- it's what I ultimately want my life to look like. Once you get clear on that (and it's always a work in progress), it makes it easier to build your business around your life as opposed to building your life around your business. Not sure if that makes any sense... It has taken me a long time to finally grasp this notion and really see the importance of having a plan for myself and my life that I can work towards every day.
I do have specific goals that I want to achieve short term, and I review those every day, but I'm more concerned with the bigger picture- what I want my life to look like down the road.
Not sure if I'm making any sense to you. Hope so.
Definitely get the Secret Sauce audio if you're interested in learning more. I think it's only 40 bucks with the biz plan. Definitely worth the $$.

Hi Steph,
Glad your back. Here is whats going on. I started to set the closing for Tuesday, or yesterday, but the Realtor came back and said that they needed 72 hrs. So I called my buyer and he said that he could close Friday. Okay, no big deal. So I call the Realtor and tell her I'll be ready Friday. Well shortly after she calls me and said that the title company did not get the deed signed, and that the city had put a lein on the property because she took the boards off the windows and doors. So, Friday was out too. She called today and said that everything was cleared up, and that the title compay was close to having the file ready to send to my title company. I'll let you know what happens, and I still feel good about my first deal, and like I said I learned SOOO much, thanks to you!
I did not have to play hard ball, I just called the Realtor, she is getting both sides of the commission and told her I wanted to close at my title company and she said, Okay. She just wants to close and she had a little more pull with the title company I guess. So keep your fingers crossed!

I was starting to get worried when I didn't hear from you.
Man, you're getting a little taste of everything with this deal. The next one is going to seem like a breeze.
Get used to the last minute hiccups- I've been at the closing table with everything signed and then had the deal yanked out from underneath me. Never a dull moment.
Glad to hear everything is still on track. Keep us posted.
