Mmmmmm..... The Sweet Taste of "I Told You So."

Remember California Guy? The one who took off in search of greener pastures a few months ago?

He had a problem with me making money on the deals I sold to him, and thought it would be easier to just go after the deals on the mls himself, rather than having me bring them to him on a silver platter. He never came right out and said it, but I could always tell that he viewed my profit as his loss.

I explained to him several times that it's a jungle out there in the world of REOs.... The good deals are gone in a matter of hours, and he would be better off letting someone else (me) do the legwork for him, so he could spend his time working on his rehabs, managing his rentals, taking his wife and 3 kids out to dinner, etc, etc.

He didn't want to listen.

He called yesterday (after 3 months) to see if I had anything available, and also to vent his frustrations with trying to get good deals off of the mls (he hasn't bought anything since the last deal I sold him, btw). The conversation went something like this...

California Guy: There's definitely something fishy going on with these REOs...

Me: What do you mean?

CG: I mean we've lost out on 6 deals in the last month.

Me: What do you mean "lost out"? (I knew full well what he meant, but asked anyway because sometimes it's fun to rub a little salt in the wound).

CG: I mean, every property we are interested in goes pending before we even have a chance to go out and look at it, and when we do manage to get our offer in, we never get the deal- even when we offer over list price.

Voice Inside My Head: HaHa motherfucker- I told you so.

Me: Welcome to my world. I told you it ain't easy.

CG: Send us anything you get from now on..

So, anyway, these guys have a million or so bucks and are looking to spend it in the Tampa market, and, after spending 3 months chasing after deals on the mls, have thrown in the towel, and are ready to swallow their pride, and let me find the deals for them. Again.

We'll see what happens.

Steph, that is hilarious. I'm trying to figure out how he was trying to pull that off all the way from California anyway...he said they are pending before he can see them...well...how can he see them from Cali (unless perhaps he has another partner there)?

Congrats. Thats a very big victory in my books. Got to love when someone gets a slice of humble pie. Now if only you found wholesale deals in Denver.

Nice one steph, I would have dragged it out a little bit more to make him eat his words even harder. But that's probably not the best idea as he could be a good buyer for ya. Well played!

This is mind-boggling! These guys are irritated because you charge them a few thousand dollars to find them a property which is going to make them hundred of thousands of dollars?

Something about cutting the nose to spite my face . . .

It's pretty common, actually.

Some people just don't want to see a wholesaler make any money, no matter how good the deal is.

I think maybe it's an ego thing.

Makes no sense to me either.

My goal is to make 10k or more off of them on the next deal they buy from me. That should really piss them off.

I love it!! Not two days ago I had a Cali investor here in Indy. After being out here for four days here is what she said.

I know that you are going to make money on deals and that's okay...

But in the same breath she says...

But I have access now to the MLS and so I only want stuff before it gets to market...

So, I said let me get this straight if I get a deal that meets your criteria from the MLS you wouldn't want it?

She danced around the question.

She can have all the access she wants she will never be able to move as fast as me on deals, know the best areas, market rents, and like the "Costa Rica Chica" said hand her deals on a silver platter-

As the famous Tony Montana said "Its okay, she'll be back:-)" -insert Cuban accent-

EXACTLY.

I think it frustrates them that they have all this cash but can't get access to the deals because there are 50 wholesalers running around doing this full time who will beat them to the punch 99% of the time.

I tried to warn them, but they didn't believe me.

I think it's hysterical.

I get email notifications sent to my Blackberry when something hits the market that fits my criteria. It's not hard to have an offer in within an hour of it hitting the mls.

Just delurking here to tell you i love your blog and that im inspired as all get out. I just finished reading your entire blog from beginning to end (it took me about 3 days, phew) and I just wanna say you kick major butt and hopefully I can do the same (i have the i-really-want-it-bad part down pat, just not the i-know-where-to-start part, working on that tho lol [hope that doesnt sound stupid, but its true])!

Yes, I mostly work in the crappiest neighborhoods.
