So I made an offer on an estate the other day.
This property is an absolute DUMP, but it's in a nice part of town, and I have a few investors who love this area, so I've been following it for several months, and watching it go under contract, and then pop back on the market. The list price is now 65k (way overpriced), and my offer was 37k- the same offer I've made for the last 4 months...
The listing agent called me today, and left a cheery sounding message asking if I would call her back about the offer I made. So, I'm thinking..... SWEET...they are totally going to take my offer, and I'm totally going to make 10k on this deal. Awesome. I rock.
Holy crap, was I ever wrong..
So, I called the agent back, and this crazy lady WENT OFF on me. I'm not even kidding you, she went on a tirade for at least 2 minutes, and I couldn't get a word in edgewise.
According to her, I am insulting her profession by making offers like these, and also, I DIDN'T EVEN FILL IN THE LEGAL DESCRIPTION IN THE CONTRACT! HOW DARE I NOT FILL IN THE LEGAL DESCRIPTION?!! AND WHO DO I THINK I AM INSULTING PEOPLE WITH AN OFFER THAT IS HALF OF LIST PRICE???? ANSWER ME, DAMMIT!!!
Lord have mercy.
If I didn't think she'd go into cardiac arrest, I would send off another offer tomorrow for 10k, and NOT INCLUDE THE LEGAL DESCRIPTION.
Hehe.

That's funny! Sounds like a very sensitive agent. I remember a few years ago my wife and I made a $9,000 offer for a house listed at $27,000. The agent told my wife it was a 'RIDICILOUS' offer and that she should be ashamed.
The house sold 2 months later for $8,000.
If your an agent and your getting that pissed then your in the wrong profession!

This one will end up selling in the 30's, it's just a matter of time.
I'm going to submit the same offer if it's still on the market next month. :)

I would do it differently. I would draw up a meticulous offer, all t's crossed and i's dotted, for one dollar more than the last offer. When I sent it over, I would call her and very nicely remind her she is required to present ALL offers to the seller. Then I would send a new offer out every week, each time priced a dollar higher.
At some point she and the seller will get the point...
LOL, luckily, I received one of those crazy calls early on when I started wholesaling. I'm an agent, so imagine my surprise/dismay at getting a call like that from another agent. It's funny now, but I was pissed when it first happened. Now I send all my offers with an additional form for the seller to sign saying they're reviewed the offer and accept/reject it. It pisses off the agents even more I think, hehe :-)

You have to have thick skin in your profession ;) I'm sure your offers piss a lot of people off. That's why I like dealing with banks -- My offers never seem to upset them -- they either accept or reject.

Of course the agent gets pissed off. How are you supposed to explain to your seller the low offer when you lied to the seller about how much they could get for their house, just so you could get a listing.:) I've had plenty of similar situations when I was representing buyers of mine.

When she was done did you calmly say "What did the seller think of the offer?"

that's just too great.
But I would do the same thing; send in the offer again next month. And keep sending it in.
And even if I so wanted the house, if it sold for less, I would then nicely call up the homeowner and explain the situation...not to get them to reject the offer per say and go with mine, but just to get that agent in some hot water =)
