Weekend Update and Accountability Monday #2

Hope everyone had a great weekend.......I spent most of mine working. I put out 30 signs yesterday so my phone should be ringing off the hook this week. I also managed to smash my thumb with a hammer while I was nailing a sign to a fence, which felt really good.

Take a look at my handiwork...



My friend already closed on this house, so I thought I would take advantage of the free advertising space and throw a sign up in the yard. I put this sign up around 3pm yesterday, and already have received 6 calls. The house sits on a corner lot right by a busy intersection, so it will get lots of exposure.

2 of my deals ended up closing late Friday, and I've got 2 that are supposed to close this week- one tomorrow, and one Friday. Watson title is handling the one that's supposed to close Friday, and you all should know by now what that means: Ain't gonna happen. I'm actually working on getting some "Watson Title Sucks" T-shirts made up. Because they suck so very badly...

Oh, I also finished up the goals I set for myself last Monday (finished the outline, and found 2 new buyers). I didn't get them accomplished by Friday like I had planned, but had them done by the end of the weekend, which is good enough for me. Reading through the comments, it looks like about half of us accomplished what we set out to do, and the other half did not.

This week, my goal is to get at least one more deal locked up, and to get the FAQ section written for my new website. I think the Friday deadline comes a little too fast, so how about I give us all a full week to accomplish our goals?

Hi Steph,

If the advantage to getting a real estate license is that you can get MLS access, what are the disadvantages when it comes to wholesaling?

My goals for this week is to complete my search for an attorney, compile my buyers list into an organized format so I can actually use better, and put an offer in on a house. The last part will be tricky because I have been really nervous to do this on my own without watching the process beforehand. I know I need to break past this fear of mine to change my life for the better, this week will be my starting point. Wish me luck!

Hi Chris

I don't have my license, so I'm not really sure.

For me, having to take that stupid, boring class was a deal killer. And the fees. Aside from that, I don't really think there's much of a difference. Some people make a big deal about the fact that you have to disclose that you are licensed, but I never really saw that as a disadvantage.

Sorry if that didn't answer your question completely.

Did anyone recommend Mike Guju as an atty? I think his # is 727-LAND-LAW. I've heard good things about him.

Last week: Got my deal sold, didn't make any offers last week, walked my miles...uhh, I got one phone call written in my notebook.

This week: make 5 offers, walk, work on that notebook thing...

I didn't get too far with the notebook thing either. My desk is a disaster as usual. I'm working on that this week as well.

Steph-- This is such a great idea, I love it!

This week: Pass real estate exam (Thursday!), set up 3 meetings with brokers for this week to see if I want to work with them, complete foreclosure research -- and study Portuguese each day.

Hey Steph!

I like the accountability Mondays thing. Also appreciate your comments around licensing. I've been looking into it for the last 4 months or so and decided over the weekend to go ahead and study for the exam. CA allows for online study (which is easy and I have passed on 6 short-sales in the last month...) so, that's goal 1.

1. Finish studybook for RE Principles by Sunday. (13 more chapters, 6 days= 2chapts per day+ bonus on Sunday.)
2. Make 100 outbound follow up calls to sellers.
3. Hold 3 appts with sellers, make offers.
4. Get one signed contract.

Man, I feel better already!

My goals for the week are #1) Find a realtor to get comps for me and make offers. and #2) Make an offer

My goals are to:

1. Get two more Short Sale deals in the pipeline (meaning getting all paperwork from the sellers).

2. Continue to check out REO houses in person and make offers on 6 of them.

Goals for the week
-Get the buyers for my 2 current deals (one new deal replaces the one that fell through last week) committed with earnest money and closing dates scheduled.
-Generate 40 leads for one tier of my affiliate marketing
-Workout every other day.
-Call all my recent RE leads and make offers or referrals on each lead.
-Get one new property under contract.

Hi Steph! Cool sign...I write mine too! :) I've done the same thing with the hammer..not a pretty picture. I think a whole week is good - I wasn't able to get to my goals of hiking and being more updated on international events until the weekend.

This week I'm going to focus on keeping updated on international business events and continue with the hiking.

This is a great way to get everyone motivated for the week!

I was bad and did not make the deadline by Friday but I did complete my two goals yesterday, Monday (refinance and generate 1 income producing idea).

My income producing idea will take a long while so my goal for his week is to think of 2 potential profit streams by friday.

1) I have five closings scheduled.... get as many to the table as possible.

2) Clean and stage finished rehab on Hartford Ter

My goal for this week is to speak to as many other investors as I can to start JV with them. With that being said I know you use an option contract, the one I have is just for short sales. Hi Bridget,

I got mine from Legalwhiz.com, and then had my atty look it over and make some tweaks to it.

For liability reasons, I'd rather not give out contracts on my blog as it might be construed as me giving legal advice (actually, I guess it would be me giving legal advice), and I don't want to end up in trouble.

Do a google search for "option to purchase real estate" and you should be able to find what you need.
