The seller of the p.o.s. house I looked at yesterday called me this morning to ask if I was going to put an offer in. I told him I wasn't interested for myself, but have an investor who will pay 50k and can close in a few days. He told me to fax the offer so I did. I haven't heard anything back yet.

I went to look at a listed property today. The owner was there to show it to me and talked my ear off for about an hour. She was very nice, but would not stop talking. I know her life story now. While I was in the driveway trying to politely make my exit, I commented on some pretty plants she had in the front yard. She insisted on pulling a bunch of them up so I could plant them at home. I didn't really want to spend time gardening today, but I felt bad throwing them away, so I planted them all in my back yard. She didn't seem all that motivated, and I felt like I would be insulting her by making a really low offer, so I didn't put an offer in. At least I got some nice plants out of the deal.

There is this seller that I have been negotiating with for about 3 weeks now. He has a rental he is trying to get rid of. It's worth around 135-140k. He originally started out asking 119k, then called last weekend and said he would take 112k, then today called and said he would sell for his loan balance of 105k. I asked if he would let me take over his payments and he said yes. I called him back to get more info. about his loan, and he cut me off in mid-sentence and said he thinks he knows me and asked if I used to bartend. Turns out he used to come into the bar I worked at all the time. We always would talk about real estate. It was very strange. He then told me he was on the other line with his mortgage broker and would call me back. He never called back. I'm not sure why.

I got a call from my advertising today. The seller has two vacant rental properties and wants to get rid of them. I have to call her back tomorrow to make her an offer.

I sure hope this next month turns out better than January did. I feel like I've been running in circles
