Flip This Wholesaler

I went to look at the property that was in pre-foreclosure. I faxed an offer in for $71,900. ARV is 120k. I wanted to make sure my offer is low enough since I will not be able to assign this one. The realtor was a really nice guy and told me he gets several good leads/month that he will send my way. I also faxed in an offer for the property I looked at yesterday.
I am going to focus my mls offers on REOs from now on. There are a few more hoops to jump through, but I think I will have a better success rate with them as opposed to private owners. I have been hesitant to make offers on REOs up until now, but now that I have done it once, I see that it is not a big deal. I think now is a great time to do this since the amount of foreclosures is skyrocketing, and will most likely continue to rise.

I was going to put more signs out tonight, but am so tired I think I would fall asleep at the wheel. I only got a few hours of sleep last night, and a few the night before. I will put some more out tomorrow. I am on the fence about whether to buy more. I'm leaning towards no, but somehow think I would feel like a slacker if I stopped. I really despise them, though.

I got 2 calls today, both with not enough equity.

I'm pretty sure my next deal is just around the corner.
