Flip This Wholesaler

I went to bed around 4am yesterday, and had a seller call and wake me up @ 7:45. Sheesh. I had talked to him yesterday about a duplex he bought that has fire damage. He called this morning to see if I was going to go look at it. My friend and I drove out together (about 45 min. trip). It had way more damage than the guy told me. It is a total rehab. The ARV is 185-190, needs probably 35k in work, and he is asking 100k. I haven't made an offer yet. Going to wait until tomorrow and offer 80k and see what happens.

I got a few leads today, 3, I think. I may try to get an option on one of them. It is over an hour away, right across from the beach. Appraisal is $620k, I offered 400k, and he said he might be able to do 450k. It needs work, but I'm not sure how much. I'm still trying to figure out what to do with this one. I don't want to waste my time driving all the way over there, but it might be a good opportunity. Maybe I'll just take the day off to drive there, and stay on the beach for a night. I need a break anyway.

I posted a whole bunch of flyers at the University today (in the rain). I got a few calls from the signs I put out last night, all were a waste of time. I didn't get a chance to compose a letter to the homeowners in my community. I will do that tomorrow.

I bought the domain name "stephanibuyshouses.com" today. I think I'm going to go ahead and order some car signs this week, too, but am not sure what I want on them.

I watched "Rudy" tonight for some inspiration. What a great movie.
