Flip This Wholesaler

Well, I got the contract signed today for $120k. The ARV is much closer to 190k than 200k, but still plenty of room for me to make some money. I am waiting until tomorrow to drive down. I also sent the information to the buyers and wholesalers I know in Tampa to see if any of them know any buyers in Venice. I figure it's worth a try.

I have 2 people coming to look at my townhouse tomorrow. I guess my "It is going to sell soon" mantra is working.

I got 2 calls from sellers today. Actually 3, but one lady thought I was giving away money (my sign says "Cash for Houses"). One guy has a sinkhole on his property. I need to follow up with him tomorrow- I know a guy who buys sinkhole homes that I can refer him to- maybe get a referal fee if it works out. The other call was a lady asking way way too much for a house in the hood.

I had intentions of putting signs out tonight, but I refuse to leave the house when the temp drops below 40 (unless it's on fire or something). I moved to Florida for a reason, and it wasn't to freeze my a$$ off.

I'm showing my house @ 9am tomorrow, then heading for Venice.
