2/15/2007

Not as many leads today, but still a few (3). One didn't have enough equity, the other came late in the day and I haven't had time to look anything up- it could be good though, the seller is moving out of the country very soon and needs to get rid of 2 properties. We'll see. The 3rd call was a seller I talked to yesterday that has a house about 1 hour away. She had it rented, the tenants moved out, and she doesn't want to deal with it. I am putting a contract on it tomorrow for $120k. The ARV is around 190k-200k, and it needs paint and carpet. I am going to drive down tomorrow to get some more pictures of it and put some signs up in the neighborhood. Would be nice to get a deal closed by the end of the month. And then another one.

I put some signs out tonight again, but it started raining and I was freezing, so I only got about 15 out. Better than nothing. I am not going to make the mistake again of letting up on my marketing when I have a deal/deals going. It takes too long to get the phone ringing again, so I am going to make sure to keep up the marketing no matter how busy I get. Perhaps there was a reason for me not getting a deal in the last month and a half- at least I learned a lesson from it. I think mistakes are a great thing as long as you learn something from them.

Since I'm going to be driving South tomorrow, I may contact that other seller I spoke to a few days ago and try to get an option on the property he called me about (the one that appraised for $620K). Doesn't hurt to try, and I'll be driving through the area anyway.

I had one call about my townhouse today. It is going to sell soon. It is going to sell soon. It is going to sell soon. It is going to sell soon. If I say it enough times, I'm sure it will come true.

Tomorrow I guess I will be on the road. Hopefully I won't get lost on the way.
