I started the day off by going through the Sunday paper and making a bunch of phone calls. After about the 10th call, I reached this guy who was asking $249k for his house worth 350k. It is in an area I'm familiar with. Great neighborhood, and needed no work. I figured if I couldn't wholesale this, I could refer it to the mortgage guy who's looking for deals, and still make a couple of bucks. So I go check the house out. It's on an absolutely gorgeous lot that backs up to a conservation. The wood floors on the inside weren't in the greatest shape (the seller told me the guy who did them screwed them up somehow). Also, the place smelled a little musty. As I'm standing in the front yard taking pictures of the house, this guy comes over from next door and introduces himself as the neighbor. After making small talk for a bit, he tells me that this house had a tree fall in on it, and was left unrepaired and open to the elements for 12 years. The seller apparaently put a new roof on, but everything underneath was rotten. He told me the seller was kind of shady, had paid way too much for the property at auction, and was now trying to make his problem someone else's. He also told me the wood floors were messed up because the house was a lake for a long time. So, I called the seller when I got home but didn't let on that I knew what the deal was. I asked him about the roof and why it looked the way it did. He talked in circles for a few minutes then tried to change the subject. Nice guy. Needless to say I will not be turning this one into a deal.

I worked on some direct mail for the rest of the day. I have some letters and about 100 postcards to send out tomorrow.

I put out 19 signs tonight.

I got 2 leads today. Both wanted around 90% FMV for their properties.
If anyone who is reading this has any suggestions on what I can be doing differently, I'd love to hear them. I'm really at a loss right now. I've been marketing pretty heavily for 2 months now. I don't know what I'm doing wrong.
