It's been a long day.

On the way back from the post office this morning, I got a call from the sleaze-ball who tried to sell me Noah's Ark yesterday. He had two other "deals" that he knew would be perfect for me. I don't know why I even wasted my time checking the comps. He was off by about 30 grand on the ARV of one, and the other he didn't even own (this is after I specifically asked him if he owned the properties or just had them under contract). I will be sure to let everyone I talk to know what a great guy he is.

I had an appointment scheduled at 1pm with one of the guys who works for the mortgage co. that wants me to find deals for them. I ended up hitting traffic on the way there due to an accident, and it took me about 45 minutes to get there. I called and left a message when I realized I was going to be late (I dislike being late almost as much as I dislike when people don't return phone calls). So, I'm all worked into a frenzy because I'm going to be 15 minutes late. Well, the guy I was supposed to meet took off work for a family emergency and didn't bother to call and cancel. So, I head for home, hit traffic going the other way, and the whole wasted trip ends up taking 2 hours. I was not happy.

I put 30 letters in the mailbox tonight while I was out doing signs.

I think I'm going to start recording my phone calls, so when I'm bored or in a bad mood, I will have something to make me laugh hysterically. Some of the conversations I have with people are unbelievable. Like the realtor who told me yesterday that she used comps from 2005 to price a property because "the comps from 2006 were lower." I didn't even bother to question it. Let her client deal with it.

Tomorrow I'm supposed to meet with another mortgage broker who has a way for me to turn my low equity deals into cash. We talked about it today, but I'm still a bit confused. Something to do with the seller holding a small second that I somehow get to keep. I'll learn more tomorrow.
