Today I composed a letter offering a $1000 finder's fee to anyone who finds me a buyer for my townhouse. I managed to put them on 154 doors in the neighborhood. I also had a realtor come by with a buyer to view my place. He forgot to leave the front door unlocked, so when I came back from my letter mission, I was locked out. I had to scale the fence in my backyard and crawl in through a window (luckily the window was opened). I'd like to say this is the first time I've had to do this, but that's not the case.
I saw an ad today for one of the properties I passed on a few weeks ago. Another wholesaler got it under contract and is trying to get rid of it. I emailed the owner of the property yesterday to see if he would lower his price and he told me he already has a buyer. I'm pretty sure he has no idea his "buyer" is trying to wholesale it, and I would be suprised if the wholesaler finds a buyer at the price he is asking. I will definitely check back on this one.
I'm expecting to get a lot of calls in the next few days. I have several hundred postcards/letters out there that should be finding their way into the hands of many motivated sellers.
