Well, I got a property under contract today- kind of. This is the one I was talking about in my last blog. I drove down to look at it this morning (it's about an hour away). It was in a rough neighborhood, but on one of the better streets. From the outside it looked great. I called one of the investors I have been working with (he has bought 2 of my deals), and he told me to go for it if I could get it for 82k or under. The seller and I agreed on 81k (ARV is 135-140K) we decided to meet @ Starbucks to sign the paperwork. Only problem is, the tenant is not communicating with the landlord/seller, so I have no way of getting inside the property to see what it looks like. (he gave her a foreclosure bail-out loan a year ago, and she is in default). He recently took the property back (had a deed in escrow in case she defaulted), but she is still not responding to him. It is a lot more complicated than this, but I am going on 4 hours of sleep and don't have the energy to explain the whole mess-and trust me, it's a mess. Anywho, I sat in Starbucks with this guy (the seller) for about an hour and a half talking about real estate. I learned some very interesting stuff from this guy. So, long story long, he is going to evict her, and once she's out, we're going to do the deal. I should be able to make 3-5 k on this, but I'm not counting on it, because you never know what will happen between now and then. If nothing else, I made a great contact.
I got 3 calls from my marketing today. Nothing good.
I had lunch with an investor from Sarasota who buys discounted mortgages.
I decided today that I need to stop being angry about not getting any deals lately. I've already come this far, and I'm not going to start getting down on myself now. I was thinking today about how much I've learned since I started this blog (I think it was mid-October). It's only been a few months, but I feel so much more confident, and have so much more knowledge than I did. I just need to keep reminding myself that it is all going to work out.
