I'm exhausted. I woke up to the phone ringing. I actually got 6 calls today from my marketing efforts. They are all dead end leads, but it's better than silence.
I went to the courthouse and did some research for a few hours.
I had planned on making 25 calls to sellers, but ended up getting a couple decent leads that I started working on, so I only got to 14. Not bad, I guess.
I was talking to this realtor today about a listing he has (I'm going to look at it tomorrow @ 3:30), and I was telling him that if he ever comes across any decent looking deals, to give me a call. So, my phone rings about 10 minutes later, and it's the realtor telling me he has this listing he thought I would be interested in. (Keep in mind that I told him I am an investor and I buy properties at a substantial discount). So he tells me the list price is $109k and it doesn't need any work. Then he tells me the appraisal just came in @ $111k!! I am not making this up. I honestly thought he was playing a joke on me, and I had to try very hard not to burst out laughing. I just sat there for a second, then asked if the seller was willing to accept a lower offer. He said he might come down a couple thousand, but that was it. I'm still baffled by the whole conversation. He is probably going to fall over tomorrow when I put my offer in.
The seller of the deal I almost had signed yesterday (or was it the day before) called today to tell me he is not going to be able to evict the tenant, and is going to have to go through some sort of quiet title action to get her out. He said the attorney fees would be a couple of grand, and he wouldn't be able to sell to me at the price we agreed upon . It is now crystal clear to me that this guy is shadier than an oak tree in July and was trying to screw me over. He knew all along that the eviction was going to be a mess, and was trying to leave me holding the bag. He even offered to lower the price by another grand if I did the eviction. He also told me when we were sitting at Starbucks that he already talked to his attorney about the whole matter and his attorney said everything would be fine. Right. What a complete piece of crap. It's a good thing I wasn't able to get inside the property that day. It really pisses me off that people do things like this. I'm a firm believer that what comes around goes around, so I'm not going to waste any more energy on it. What a waste of my day, though. Jerk.
I put out a small amount of signs tonight (Home Depot was out of stakes, so I could only do 11). I am about to pull the plug on my bandit sign campaign. I have 200 left, and I will put those out, but it's just not worth it to me to be out until 2 or 3 in the morning. I've never felt good about putting them out anyway. Also, I have never done a deal from one, and I have been putting them out for years (not consistently). I know people do get deals from them, and I'm sure I will too if I keep it up, but I would much rather go to bed 2 or 3 hours earlier, and not feel like garbage the next day.
Tomorrow I have 3 leads to follow up on, am going to the courthouse to do some more research, and am checking out a listed property @ 3:30. I will also make as many phone calls as I can, and send out some more postcard and letters. Then, top it all of with a late night bandit sign run.
I'm throwing a party for myself when I get my next deal.
