Things have been very busy these last couple of days. I am going to look at two properties today at 5:30 with one of the cash buyers I have worked with before. Both houses are in the same neighborhood.
I got a call today from my realtor asking if it would be OK to move the closing of my house up. I told him I will happily be out by tomorrow. The sooner the better. I am going to move out this weekend, and we are going to try and close on Monday. Hopefully. They still don't "have the numbers in" yet, so I don't know what that b-word is planning on giving me. The realtor said he thinks it will be somewhere between 12-15k. She probably has to figure out how many new $2k purses she needs first, and then give me what is left over. I asked him if there is any chance of her just totally screwing me, and he said no, as long as I don't start "a riot." It's like I am being unreasonable because I want to know how much money I'm getting. What a joke.
So, anyway, I will be done with this nightmare and on vacation with my new laptop by this time next week. I can't wait!! I'm taking my new dog Jim Chance with me (he is the best dog ever). He likes pina coladas, too.
While I'm on vacation, I'm going to rewrite my goals and figure out my plan from this point forward. Things definitely haven't turned out the way I had planned, but I will just have to adjust. I have a lot of opportunities that have presented themselves in the last couple of weeks, and I need to take full advantage of them. I just have to be careful to not lose focus.
My Dad is going to set up his line of credit when he gets back home, then I can start making offers for the property I'm going to move into. He's going to come back down to help me do the repairs, then I'll live there until it sells. I don't mind moving a couple times a year right now. I'm single, so it's not like I have to move a whole family (well, 3 cats and a dog, but they don't mind).
The mortgage guys that I am looking for deals for sent me a pre-foreclosure lead today. Also, one of my buddies has a house that they are interested in buying. I'll get 5 grand from him if they buy it, and $500 from them. Not bad.
The duplex the mortgage guys were going to buy fell through. I guess the seller turned out to be a total flake. Oh well. I still should have $1200 coming from them in the next couple of weeks.
I'm progressing quite nicely with my plan to be able to turn every lead into cash. I now pretty much have a way to make money off of every scenario, whether it be from an assignment fee, or a referral fee. I've got cash buyers for the slam dunks, conventional buyers for deals up to 80%, a guy who buys stuff with seller financing/terms, a note buyer, a guy who buys lots, a guy who wants high-end stuff, a guy who does short sales, a guy who does refis, a realtor who will pay me a referral for listings, and a company who does property management. Not bad. I have a lot of these deals in the works, and before long, I should be getting a steady stream of income from just passing my leads along. I figure if I am doing the marketing, I might as well take full advantage of my effort. Even if only a couple of these pan out per month, it is still a nice source of extra income. Add to that a wholesale deal or 2 a month (my goal is 2), and a rehab or 2 per year (the houses I'm living in), and I should be doing OK before long.
I am going to try and get some signs out tonight.
