Flip This Wholesaler

Well, the whole townhouse fiasco is finally over. I picked my check up from the realtor in the Home Depot parking lot- I, of course, wasn't invited to the closing. I ended up with a check for $12,331. I am glad to have the whole thing behind me. Now I can focus 100% of my energy on finding new deals.

Yesterday I met with the seller I wrote about in my last entry. He is about to go 1 month behind in payments, and can't really afford the house anymore. I made him an offer of $125k, and I think he is going to take it. the ARV is 185k-190k, and it only needs paint and carpet. His main concern is finding a place to live, so I am trying to find something for him.

I reserved my spot at the bootcamp a few hours ago. I was kind of on the fence about it because I really want to put a chunk of money into advertising. After thinking it over long and hard, I decided it would be foolish not to go. I have talked to some others who have attended and all of the feedback I have received tells me that it is a must if I want to push my business to the next level.

I'm going to put out 40 signs tonight.

I want to have another deal under contract before the bootcamp gets here.
