The bootcamp was awesome!! Steve Cook really is a class act, and the Flippinghomes community is an amazing group of people. I have been to countless seminars, and this is the first time I've seen the speaker get a standing ovation from the entire class. I am so glad I decided to make the trip.

After listening to Bob Norton Speak at the bootcamp (what an inspiration, by the way), I decided to duplicate his idea and pick an area of town to become an expert in. Fortunately, before I left for the bootcamp, I found the area I want to focus on. My goal is to learn this area until I know it like the back of my hand. Today, I went to look at 2 REOs in my farm area that I will be putting offers on tomorrow. I also put out about 20 signs in the area. I bought a voice recorder (best 30 bucks I've ever spent), and drove around the area for about 3 hours, taking note of any properties of interest. I ended up with 32 FSBOs, vacants, and run-down properties. I have letters going out to each of them tomorrow morning. While I was at a gas station, a cop stopped behind my car to tell me my license was expired (oops). I got to talking with him, and found out that he works my farm area exclusively. I gave him my card and told him I pay referral fees for anything I end up buying. I'm not sure if I was happier about the fact that I didn't get a ticket, or that I have a bird dog out on the streets in my farm area.

I got 2 new leads from the mortgage guys while I was gone. One looks pretty good. I need to follow up with those tomorrow. Also, they ended up refinancing another lead I sent to them for property management, so I'll be getting another 400 bucks from them. I'm going to see if the owner of the company has any interest in doing some hard money lending. We have developed a pretty good relationship, and I think it would be great for both of us if we could work something out with hard money. Something to think about anyway.



I also added 20 buyers to my buyers list today by making phone calls to ads in the paper. This is one area I really need to focus on. Also, taking Steve's advice, I need to find out what types of investor loans are out there so I can set up my buyers with financing
