Flip This Wholesaler

My well-planned out day didn't turn out so good. My piece of crap cell phone died as soon as I got up (Motorola Razrs suck). I spent a few hours at Verizon picking out a new one. I ended up talking my way into an upgrade, and got a BlackBerry. I spent a good part of the day figuring it out. I love it.

I was supposed to meet with my realtor/friend who's assistant I'm going to be. He was going to show me how to use the electronic lock box key, and also go over some of the contracts with me so I won't have to bother him when I'm putting offers together. He ended up not being able to make it, so we rescheduled for tomorrow.

While I was at the bootcamp, I got a lead from one of my signs. It was a realtor who has a client that wants to dump a property. I went out to look at it today. I have no idea what the house is worth. The comps are all over the place, ranging from 125k-235k in the same neighborhood. I drove by all of the comps several times trying to make heads or tails of the values, but am still unsure. Tomorrow I'm going to call one of the investors I know and ask his opinion. I'll put in an offer on it tomorrow.

One of the leads the mortgage guys sent me is looking pretty good. The seller owns the property free and clear and wants to sell because his Mom just had a stroke. He doesn't have time to deal with the rental headache anymore. I'm going to go out and look at it tomorrow.

I think I will go to the courthouse tomorrow and do some digging. I also am going to go through the Sunday paper and make calls to ads of interest. I haven't done that in awhile.

I put a bunch of letters in the mail this morning. I should get a few calls from those in the next day or so.
