Tonight I went to an investment group that one of my friends told me about. I brought fliers of the properties I am trying to sell. I made some good contacts, and was able to pass my business cards out to a lot of people. I plan on going to a different meeting tomorrow, and then one on Thursday. I'm really focusing on building my buyers list, and also networking with other wholesalers/investors.
I responded to an ad on Craigslist today, and found another mortgage broker who has clients looking to purchase slightly discounted properties to hold as rentals. He said he will pay me referral fees for anything I send him, so I'm pretty happy about that.
I was able to add several more people to my buyers list in the last few days from the marketing I am doing.
I sent the mortgage guys another mortgage lead over the weekend, and it looks like I will get another referral fee from that (eventually).
I have only received 1 call from the 40 signs I put out over the weekend. There wasn't enough equity to do anything with it.
I got a call tonight from a realtor who has a client trying to dump her property. She says it is worth 125k, and the seller will take 80k. Sounds like it could work, but it's very rare that I get a realistic ARV from a realtor, so I'll have to check the comps when I'm done with this post. When I called her back after the meeting was over, she thanked me and told me I was the only person who returned her call. I get this all of the time. I don't know if people are just lazy or what, but I don't see the point of advertising if you aren't going to answer your calls. If the comps look good, I will be at the house first thing in the morning.
I'm still trying to figure out how I'm going to pull off my finances until my deal closes. The thought of borrowing money makes me want to throw up, but I guess I just have to suck it up. If I didn't have a flock of stray animals and a crippled roommate, I think I would just live in my car for awhile. As long as I have my BlackBerry, I'm good to go.
