Another long day, but didn't get as much accomplished as I had planned. It took me until about noon to get my new fax set up. Once I got it ready, I called the fax number from my cell to make sure I set everything up right. To my suprise, my fax number that I've had for 5 years is no longer a working number. After waiting on hold w Verizon for 10 years, I find out that when I switched my call plan last month, the lady decided to get rid of the fax number (I have a smart ring thing) without telling me. Nice. Luckily they hadn't assigned the number to anyone else, and it was up and running again in the next hour.
I sent out 19 of the 25 offers I had written up. I have 4 more to send out tomorrow (I ran out of time and had to be at our investment meeting). One of the properties just got a contract on it, and one of them the Realtor told me that the owner wouldn't budge 1 more cent on price. I find it helpful to call the listing agent ahead of time and let them know there is an investor offer coming in. A lot of times they will spill the beans about what's going on with the property.
I got my first fax rejection within minutes of sending the offer. The realtor actually thanked me for considering her property. Nice lady. Another realtor called me and told me the seller would prob. counter tomorrow. So, we'll see.
I got 2 leads from my letters today, one of them is a property in my farm area. Have to call the guy back tomorrow. He's an out of state owner, but doesn't sound too motivated. The other lead looks really promising, and I'm meeting the seller at the property tomorrow at 10:30. The property is boarded up and needs lots of work. From what I can tell in the records, this guy inherited it from a family member some time ago. Best part is it's free and clear. It's in a pretty crappy part of town, worth maybe 115k on a good day. This could be a good one, though.
I really wanted to get some more offers written up today, but just didn't have time. I never thought I'd hear myself saying this, but I can see why realtors would not want to submit a bunch of low-ball offers. It really is kind of a pain in the ass to fax so much paperwork out, especially if your chance of getting one accepted is about 1 in 30 or 40. I wouldn't want to do it either. Once I get a couple offers accepted and have a better system down, I'm going to find a realtor to do all this stuff for me. Maybe I am working backwards, but I want to have a system down and a proven track record of getting deals signed before I ask someone else to do it.
I'm not sure how much work I'm going to be able to get done tomorrow- I still need to pack and also prepare a toast for my Sister's wedding (which I'm very very nervous about). I'm way behind on my mailings, and it seriously looks like a bomb went off in my office.
I wish I didn't turn into a crazy person when I don't get enough sleep. I would stay up all night working otherwise.
