Flip This Wholesaler

I got 4 leads today. Mostly garbage. I got kind of busy and didn't get to call any of them back. Have to do that tomorrow.

I put in 2 offers on REOs today. Both properties I've been following for a couple of months. The prices keep dropping. I am just making the offers through the listing agents. It's easier this way. I'm a little afraid because I have no idea what to do if one gets accepted (as far as the assignment goes). I am making the offers in a land trust, but am not sure of the mechanics once it comes time to close. If all else fails, I can do a simul. close, although I would prefer not to pay closing costs twice. 6 months ago, I would have agonized over the mechanics of all of this. My philosophy these days is that if someone else is doing it, I can too, and I'll figure it out when the time comes.

Tomorrow I have 9 properties I want to look at and make offers on. I think 8 are bank-owned, and the other is a probate situation.

I ran 5 miles today. No kidding. I think that's about as much as I want to run in a day.
