I have been really busy the last few days, and have a million things going on at once. I will try to make more of an effort to make a blog entry every day. It keeps me on my toes.
I got up early today and was ready to attack my to-do list. There happened to be a tropical storm rolling through, and the power was out for a few hours. I decided to take advantage of the situation, and spent the time addressing envelopes (I hand-write the return addresses on all of my direct mail). I always dread doing this because it takes so much time, so this was the perfect opportunity to get a bunch done. By the time the power came back on, I had a box of envelopes addressed and stamped. Good stuff.
I have 49 pre-foreclosure letters to send out on Monday, and will do some more tomorrow. I finally decided to get with the program, and have set up a system in my contact management software (ACT) to do repeat mailings. This is something that I always say I'm going to do, but never follow through with. I was talking to an investor at a meeting last week, and he told me that once he started doing repeat mailings, his response rate increased substantially. I have heard this about one zillion times, but for some reason have never followed through with it. Doesn't make much sense.
Apparently my new pre-foreclosure letter isn't as great as I thought it was. I sent out 60 letters and got ZERO response from them!! Sheesh. Tough crowd. I think I may have to tweak it a little bit. I'll give it a few more days, and then decide.
The deal I have that is supposed to close on the 6th is going to have to be extended. The seller is not going to be happy, but there's not much I can do. I'm dreading the call on Monday. Also, the termite guy was supposed to be there today at noon to do an inspection. I got a call at 12:45 from the seller asking if I knew where he was. She was sitting at home waiting for him, and meanwhile had a million things that she needed to be doing. I called my friend (the buyer ) who then called the termite guy, who didn't answer the phone. This kind of crap makes me absolutely CRAZY!! What the heck is wrong with people? At least if you are going to be late (which is a huge pet peeve of mine), have the decency to make a call and let people know.
I managed to pull off 4 miles today even though I didn't feel like it. I made myself, and felt great afterwards.
Tomorrow will be more studying, putting some more letters together, and doing some planning and organizing.
Going to go watch Lebron and the Cavs kick some a$$.
