I made 4 offers on mls properties today. My goal was 10, but I got seriously sidetracked. One got rejected right away, one countered at 5k less than list price, and the other 2 are REOs that I prob won't hear from for a week or so, if at all. I also got a call from an agent telling me her client rejected the offer I made yesterday. Every rejection is one step closer to a deal. Blah, blah blah.

I decided this afternoon that I need a better system for tracking my offers- the whole binder thing just aint gonna cut it. I am going to try and figure out some sort of spreadsheat deal in my contact managemt system (ACT), but that just seems like a monumental task to me. I'm not good at that type of thing. So, in the meantime, I came up w a caveman style chart to write down the pertinent info on until I figure something else out. Better than nothing. For the most part.

I spent the last 3 hours hanging out with my friend Sam Adams and searching for properties on the mls. I'm like a crack-head about the mls. I seriously could sit for hours doing searches and looking through listings. I hope I'm not the only one. Anyway, i found some gems while I was looking around. I found a house that came out of probate in Jan (doesn't say this in the listing- I did some searching) It's worth close to 250k, listed for 200k, and is headed to foreclosure. The heirs all live out of state. I smell a deal. I'll be calling the listing agent first thing in the morning.
