I made the dreaded call this morning. She wasn't as upset as I had imagined, but she's not happy. Now I have to go back and have her sign another contract with a different purchase price (building closing costs into the price). I will have to call her tomorrow and explain that to her. I can't wait.
I went to the courthouse today to look up some stuff for a mailing.
I got 2 leads today from letters. One was a realtor that I could not understand due to his very thick accent, and the other was a guy 4 months behind. He owes 144k, and is willing to sell for the mrtg balance. He says it's worth $185. This will prob go to my short sale guy. Have to call him back tomorrow.
We had our monthly investor meeting tonight. Got to meet some new people. The guy who bought my first rehab from me was there. He still has the property after it sat on the market for a really long time. I was kind of embarrased to see him because the rehab job I did was HORRIBLE. I mean really bad. I had no idea what I was doing. It took about 3 months to do, but should have been done in less than a month. Also, I somehow spent $17k on the rehab (which should have been more than enough to complete the whole project), and it still needed carpet and a new roof when I was done with it. Oops. He's a really nice guy, though, and didn't mention what a hack job I did. He's wholesaling full time now, and doing very well. He's going to send me his list of properties to see if any of my buyers might be interested.
Tomorrow I'm going to work on some mailings, make an offer on an mls property, make a bunch of cold calls to ads in the paper and on Craigslist, and then go to a meeting in the evening.
