It's been a looooong interesting day.

I started the morning off with a 4 mile run (I decided to start running in the morning instead of at night so I can have some time to plan my day out in my head).

I had a bunch of names I pulled from the courthouse that I had to look up addresses for. My computer was running soooooo slow, so I went to the business center to use one of theirs (I do this most of the time, especially when I'm in a hurry, which is usually). Well, all of a sudden, that computer starts running super slow too. This is going to sound crazy, but I came to the conclusion a long time ago that I give off some sort of something that makes electronics go haywire. I'm not kidding. It happens ALL the time. If I had a dollar for every time I've heard someone say, "That's funny, I've never seen my computer/TV/camera/ do that before," I'd be sitting pretty. My new fax machine that I just got is already acting up, and my Blackberry froze a few weeks after I bought it brand new. When I asked the technician how often I should expect it to freeze up, he said he had never seen that happen before. Anyway, I know it sounds crazy, but I'm convinced.

So anyway, it took me forever to get all of the names looked up, then when I finally did, I ran out of stamps, then I ran out of letters, then I ran out of address labels. So, the whole project took about 3 hours. I finally got them in the mail, but realized once I got home that I put the wrong letter in ALL of the envelopes!! Is that hilarious, or what? I sent a pre-foreclosure letter to people who filed evictions. Maybe people will think I'm so stupid that they will call me just out of curiousity.

I had to go to the seller of the deal that is supposed to close next week and have her sign an addendum that extends the contract and changes the purchase price. I feel so bad for her. She is all packed and ready to go (moving to Mexico w her boyfriend), and is totally broke. If something goes wrong with the financing on this, I am going to freak. I sat and talked with her and her husband for a long time. Really nice people. She has 2 cats and a dog that she can't take with her and she doesn't have a home for them, so I am going to try and find one. My friend who is buying the house may have 3 furry house warming gifts if things go according to plan.

I got a call in the afternoon from the guy about that duplex package deal I wrote about a few days ago. He said he is ready to make a deal. I told him I did not want to waste his time or mine, and that my buyers are going to want a pretty steep discount. He said he will look at any offer. I am a little concerned about this guy for a couple of reasons. First of all, I don't think he ever mentioned to me that these properties were in his Dad's name. When I looked the properties up on the prop. appraiser's site today, a different name came up. I asked him about it, and after a short but noticeable silence, he said he makes all of the decisions for his Dad, and that his Dad wouldn't even talk to me. So, that's a little strange. Also, he keeps asking me if I know any investors who are doing "cash-out" deals. (That's another term for mortgage fraud around these parts- it's going on all over the place here). Anyway, he brought it up at least 5 times, then started asking me if I knew certain investors and if they were doing these kind of deals. Actually, one of the guys who used to do my short sales is one of the people he mentioned. He went on to tell me how there is a task force that is busting people for doing these types of deals. I don't know, the whole conversation was just strange. Then, he topped it off by asking me if my buyers were really serious buyers, or if they were just telling me that because I was a "young attractive sounding girl"- whatever that means. I let him know that I'm not an idiot, but thanks for looking out. Supposedly, he is going to put a package together for me to present to my investors. He says he will take around 70 cents on the dollar for them, but I'm not holding my breath.

Tomorrow is a busy day. Going to the courthouse early, then back home to do some letters, then to a meeting where I will present Slim Shady's duplex package.
