I went to the courthouse again today, also did some investigating in a few other county offices. I'm trying to find ways to get to motivated sellers before anybody else does (including realtors). It will take some time, but I am making progress.
I got a call today from a guy who received one of the pre-foreclosure letters that I screwed up on. He was calling to ask me if I ever get any commercial deals, and if so, to send them his way. I added him to my buyers list.

The deal that's supposed to close next Fri. is supposedly back on. I'm not even worrying about it anymore, because it is totally out of my hands. I told the seller I would call her tomorrow and let her know what the status is. I swear, this is the last deal I am doing using conventional financing. There are too many hoops to jump through. I hate not knowing what is going on, and I'm sure the seller feels the same way.

I am trying to find the owner of this abandoned house in my farm area. I did a skip trace, and came up with some numbers and addresses, but nothing panned out. Today I went to the house, and was going to try and get in through the back door or a window to see if I could find any clues, but the fence was locked, and I couldn't get in or over it. I knocked on two of the neighbors doors, but they didn't answer. I have letters going out to the 5 houses closest to the one I'm interested in, asking if they know the owner's whereabouts. The house is an overgrown eyesore, and I'm sure the neighbors would like to see it sold and rehabbed. There is a ton of equity in this place.

Tomorrow I have a bunch of letters to work on.
