Flip This Wholesaler

Yesterday I went and loooked at a couple REOs and made offers on them. I got a call from an agent asking for my highest and best on a property I offered on a few weeks back. It's in my farm area, so I am very comfortable w my offer. He said there were many offers on the table, so I'm looking forward to seeing who gets it and for how much. I've been paying really close attention to who is buying what, what they are paying, and who they are selling too. I am also becoming very familiar with what is on the market right now as far as REOs go, how long they have been listed, etc. I also got a counter on one of my REO offers yesterday. Guess how much. That's right, 5k under list price. Break out the champagne.

Yesterday I got a call from a letter I sent out a few days ago. This is a true shocker, so prepare yourselves: the seller was motivated, AND he has EQUITY!!!!!!!!! Oh my God, somebody kick me in the head- I can't believe they actually exist!!!! This is an estate that just got out of probate a few months back, and the son, who lives out of town, wants to get rid of it. I'm going to drive by tomorrow and check it out. I think this is the 2nd motivated seller with equity that I have talked to all year.

I read this book today called, "Rhinoceros Success" by Scott Alexander. It was pretty good. And funny. They make you read it when you join AmWay, I think.

Tomorrow I'm going to make offers. Lots of offers. My goal is 100 for the month. I think I am at 40 right now, so I'm not far off.
