Wow, I can't believe we are almost into the "er" months already. Where did this year go?
Well, let's see. I have two different opinions on the property I have under contract. One says tear it down, one says buy it cheap and fix it. My plan is to go back to the seller and renegotiate. He already told me he is willing to lower the price if my repair estimates come in high. I am going to shoot for 36k, and market it for 39k. I asked the advice of one of the bigger wholesalers in town, and that's what he told me to do. He has a similar property in the same vicinity he's trying to wholesale for 39k. I have added 4 more cash buyers to my buyers list from marketing this property. One guy called a little bit ago, and after talking w him a bit, realized that he might be interested in the property that the wholesaler I just mentioned is trying to get rid of. So, I sent him (the wholesaler) an email asking if it was OK if I added a couple grand onto his house and tried to sell it to this buyer. He said no problem. The buyer is going to look at both properties tomorrow. Maybe he will buy both of them.
