Spent most of the day yesterday looking for buyers for this deal I have under contract. Turned out to be a rather stressful day (shocking), and I ended up being pursuaded into going out for "1 drink" with some of my real estate friends. One thing lead to another, and next thing you know it's 2am and I'm on stage singing karoake (did I spell that right?). Sometimes you just have to cut loose and make a complete jack ass out of yourself. Mission accomplished.
Today I had a lunch scheduled with that real estate attorney I was talking about a few posts ago. I really didn't feel like going once I got up this morning, and had thoughts of calling and canceling. I couldn't bring myself to do that, though, so I drove down to meet her. One of my biggest pet peeves is when people show up to appointments late. That, and when people blow me off. Anyway, I sat in this stupid restaurant waiting, and waiting. She never showed or called. Nice. I had lunch by myself (which I didn't mind), and then was off to meet the mortgage guys......
Before I get into the update on the mortgage guys, I would like to apologize for calling them bastards in one of my previous posts. As it turns out, they have been working on that subject to deal I sent them. Apparently they have not been getting my emails. After I sent them that first subject to deal, I sent a couple of follow-up emails asking them if the numbers were OK and if that is what they were looking for. I never heard back, so I thought they were not interested in the deal. They are intersted in it, and most likely will be selling it to one of their investors, and giving me a $2500 fee for it. I got this news yesterday, and we set up an appointment to meet today to get some things straightened out. Our meeting ended up lasting for an hour and a half (this is after I got lost in the parking garage for 45 minutes- the office is in a ginormous high-rise, and the parking garages are very confusing. I ALWAYS get lost trying to find their office). Anywho, the gist of the conversation was that they want more deals like the one I just sent them. They have buyers for them, and they want me to find deals for them asap. I will give you the numbers to this deal, so you can see what a joke it will be for me to find more like it...... appraised value- $240k (I know appraised value means nothing, but to them it is the holy grail). Amount owed- $210k. There are a lot of other details that we talked about, but the bottom line for me is that I can make some quick cash by sending them these deals (and also not have to worry about the sellers getting screwed over- these guys have all of their bases covered, and have the seller's best interests in mind (really) - they are also disclosing EVERYTHING to both the seller and the buyer regarding the due on sale. So, I will be able to sleep at night. I only have about 15 minutes of work in this deal I sent to them. The negotiations were all done via email (found this deal on Craigslist), and I have not ever talked to the seller or seen the house. Sweet. I have another one that I am working on right now that will hopefully work out. The numbers are way better than the one I described, so I don't see why it wouldn't. Maybe I shoudn't be so optimistic.
I might have a buyer for the house I got under contract, but nothing set in stone.
I think I am going to move to Costa Rica. Seriously. I have been thinking about it a lot, and I think I am going to go for it. I ran the idea by my sister tonight (she is the conservative, responsible one, and her opinion means a lot to me), and she even told me to go for it. I'm thinking that if this pans out w the mortgage guys, I could easily do deals w them even though I'm not in Tampa- all I need is a computer. I could do that along w selling real estate there. I kind of just made this decision tonight. I think the timing is perfect. I'm young and single, and I think the last year has done a good job of teaching me to be incredibly tenacious, so, I don't think I'd really have much of a problem selling real estate there, honestly. Also, a lot of the contacts I have made here could be possible buyers for property in Costa Rica. Oh, and then there's the fact that I would be living in paradise. Monkeys and sloths running around, rainforests, volcanoes, surfing, waterfalls, etc. etc. I think I could get used to it. I ended up in Florida much the same way.....just decided one day (when I was 20), that I wanted to move to Florida. I didn't have a job, a car, or any friends or family down here. I packed up a Ryder truck, and off I went. So, I'm not afraid of relocating.
First, though, I have to get some deals done. I'd like to have 10k in the bank if/when I go.
