Flip This Wholesaler

As I suspected, the realtor was way off with her comps. The ARV of the house she was telling me about is more like $275-$280k, not $310-$320k. I went out to look at the house and called the realtor from the driveway to see when she would be able to show the inside to me. She told me she was busy at the moment and had a doctor appt. later on. I then asked for the second time for her to email the comps she told me about the night before (she said there were a couple homes that had sold in the last few weeks that wouldn't show up on the tax records yet). Again she said she was busy and pretty much hung up on me. Nice. I still haven't received those comps from her. Or a follow up phone call. Nothing. Maybe she's still at the doctor getting her head examined. I ended up faxing her a letter of intent for $195k.

I looked at two other properties off of the mls today and made offers on those. I gave my card to both of the realtors and told them to call me if they run across a deal.

I got an email from the sign company where I ordered my bandit signs last Tuesday saying there was going to be even more of a delay because of the weather. It looks like I won't have them until beginning of next week. Darn.

I haven't come up with a plan yet for tomorrow. I guess I will sleep on it.
