Flip This Wholesaler

I made a bunch of phone calls today, and that's really about it. I had some computer problems to deal with (I think I'm going to get a laptop this week), and then had some other non-real estate related stuff to take care of in the evening.

I got a call from one of my signs later in the afternoon. The guy just bought the house in November to rehab. He says he has a recent appraisal for $148k and he's willing to take $100k. He also says he completed all the work and it needs nothing. He needs to close by Friday. He's supposed to call back tomorrow at 8am . I ran the comps, and am not really sure about the ARV, so I'm going to go drive by them early tomorrow. Something seems kinda fishy to me, though. I know he only paid 58k for it, so I may be able to negotiaite a lower price for a quick close. We'll see.

I spoke to my partner/friend today about lowering the price of the p.o.s. townhome that I'm living in, and she thinks we should wait another month. Super. I have my eye on this really cool loft in St. Petersburg (which is exactly what I am looking for), where the owner is offering owner financing w/ great terms. Hopefully it will still be available when I finally sell my place.

I'm still going to try as hard as possible to get 2 deals signed this month. I'm kinda running out of time, though. Will just have to step up my efforts. You just never know when a deal is going to pop up.
