Well, let's see. Yesterday I sent an email to the investor that I was going to work for about 4 months ago. I knew that he was looking for a sales manager and asked if he had found anyone. He said no, and told me to come in to his new office to talk. The old sales manager got promoted, and now he doesn't have anyone to market his deals. He just moved into a bigger office (which is pretty sweet, btw), now has a short sale department with 4 people, and is also doing a mentoring program. Right now, the only marketing he is doing to sell his wholesale deals is putting them on his website. So, that's what I'll be doing- marketing his properties. I was supposed to start tomorrow, but my office isn't set up yet, so Friday will be my first day. I have mixed feelings about the whole deal. On one hand I am relieved to have something stable in my life, finally, and on the other hand, I feel like a failure for not being able to make it on my own. I think it will be a great opportunity, though, and I will certainly make the absolute most out of it.

I stayed at a friend's house last night, and when I got home this morning and sat down at my desk, I noticed that a fax had come in. To my utter shock and disbelief, it was the signed contract from the guy with the 85k house!!! Sweet!! I called him to set up a time to look at the inside, and we are shooting for Tuesday. I can't wait that long, though, so I am going to call him back tomorrow and ask if I can just go knock on the door. I need to get in there and get some pictures so I can start marketing this. I've already waited almost 2 weeks to get this contract, I don't want to wait any longer. I also asked him how bad the inside is, and he said he has a written estimate for 4k. SWEET!! I'm fairly confident that I can sell this thing for 95k and make a fast 10k. Unless there is something majorly (is that a word?) wrong with the inside, this is a slam dunk of a deal!! It's about effing time.

I have been trying to get in touch with the mortgage guy to see what's up with the sub2 deals I sent. I think something might be wrong (like a family emergency), because I've left 2 voice mails, and sent 2 emails, and have not heard back. He is usually really good about getting back to me, so I am a little worried. I'm going to call the owner tomorrow morning and see if everything is OK. Also, I made this great contact from my ad on Craigslist yesterday that I think will be a fantastic opportunity for the buyers that the mortgage guys have who are looking for high-end stuff. This guy I met has a connection with a bunch of builders all over Florida, and is getting high-end stuff for 50 and 60 cents on the dollar. I talked to the guy on the phone today for about an hour. He's making a sick amount of money right now selling these properties to investors. He's also got all kinds of other connections with REO agents/offices. So, I'm pretty excited about having met him. I tell ya, Craigslist rocks. I want to be a spokesperson. Or, at least get a CL t-shirt.

So, I have 1 day left, and then I'm officially a sheeple. Never thought I'd be working a 9-5 in an office (well, actually it's 9:30-6:30, which is awesome because I won't hit bad traffic), but hey, what can you do? I think I will wait a month or so before I toss out the idea of me doing this job from a remote location. Like Costa Rica........
