This is probably going to shock the hell out of everyone, but I have GOOD NEWS!!! I went to look at the 85k house this evening (after sitting in the parking lot of a nearby store for a half hour because I was so afraid of going to look at the property and having it be a complete shit hole). The place only needs some minor repairs to get it rent-ready- a couple of doors, interior paint, and maybe a new stove. Other than that, it is good to go. For retail it would need a kitchen and bath update, and central ac (it has a window unit now). I'm pretty excited about it. Now I need to decide what to market it for. Other wholesalers are selling similar properties in this area for around 95k . This one is on the better side of the tracks, though, on a large corner lot, and looks like a ranch home instead of concrete barracks like most of the other homes in the area. I know this type of home commands a higher price. So, I'm not sure what to set the price at. The good thing about this deal is the seller is not in any real hurry to sell, so I am not under the gun to get it sold in 2 weeks or less like I usually am. I asked my good friend what he thought, and he said to try and get 105k. I think that might be a little high. I am thinking maybe 100k. I'm going to sleep on it and decide in the morning. If you have been reading this blog for any length of time, you know that I change my mind quite often, and so I have changed my mind again about the job I just started (man, I hate the j word). Anyway, I think it would be really stupid to walk away from this opportunity. The guy I'm working for knows his sh_t, and I have already learned a lot in the last couple of days. Also, the people I work with are really great, and as far as office jobs go, I think this is probably as laid back as you can get. I guess it is a pride thing. I don't like to admit defeat, although, I guess I should not look at this as defeat. It really is a great opportunity for me. That's how I feel today, anyway.
