I ended up calling the cash buyer lady yesterday to see what she thought about the house. She said she's definitely interested, but needed to run the numbers- she said she would get back to me that day (yesterday) with an offer. Still haven't heard back, which is pretty annoying. I think she's another one of those people that like to take their sweet old time doing things. Kind of like the seller.
My ad comes out in the Flyer this coming week (wish I would have put it in sooner). It was $103 dollars for the week and reaches 450,000 people. That should get my phone ringing. I've already called and changed the wording 3 times in less than 24 hours. I'm going to give it until the end of next week, and then drop the price down to 89k (or maybe 91k, not sure yet). That will still give someone 2 weeks to close. I'm not good at waiting. I like to have the place under contract the same day. Guess I need to start offering lower.
I've been noticing that some of the REO properties are starting to make some serious price reductions. Maybe they are finally waking up and smelling the disaster that looms in the distance. It's about time.
