Caroline is Crazy

Crazy Caroline called while I was checking out an REO property that I was planning on getting some interior photos of. She got me so flustered that I left without taking a single picture. I really can not stand this lady. I can get along with pretty much any type of person, but this whack-job just knows how to push all of my buttons. We got into another 10 minute screaming match which basically consisted of her asking me over and over again if the seller still wants to go ahead with the sale. I told her for the 100th time," Yes, Crazy Lady, he NEEDS TO SELL THIS HOUSE, it is going to be VACANT as of this weekend, and he can't afford to pay TWO MORTGAGES." Then she starts getting into how I need to get the mortgage payoff, to which I answered, "THAT IS YOUR TITLE COMPANY'S JOB,
NOT MINE!!!!" I felt like I was talking to a five year old. Then she starts bringing up the $1000 deposit, and asking what if the seller doesn't want to sell? What if he sells to someone else? What if he gets struck by a random bolt of lightning on the way to the closing? On and on and on she went. I kept telling her over and over that I wasn't out to screw her out of her deposit, and if the seller walks away from the deal, I would never try to keep her money. She responded to this with, "Well, how am I supposed to know that if I've never worked with you before?" I told her I would give her references, if that's what she wanted, and also told her she would not find one person who has dealt with me that would say anything negative about my ethics. She responded to this with a "yeah, right" type of mumble, which pretty much sent me over the edge. I have not had someone piss me off to this point, in a long, long time. Years. If I could afford to buy another one, I would have chucked my Blackberry at the side of the house, I was so pissed off. This is all happening, by the way, while I'm standing in the middle of the yard at this REO property in the hood, and all of the neighbors and passers-by are staring at me like I have lost my mind. Which I pretty much have.

I ended the conversation by telling her to have the title company call the seller to get whatever info they needed from him, and to call me if there were any problems (which, I have a sneaking suspicion there will be).

I then called the title company when I got home to introduce myself to the lady working the file, and to make sure they had the seller's correct number. I will be calling this lady at least every other day to make sure things are running smoothly. Or, at least semi-smoothly.

I found out through a random series of coincidences that one of my friends was trying to cut me out of a deal. I don't feel like getting into the specifics right now because I am too ticked off about it. This will be the third time a friend has screwed me over in real estate in less than a year. What the hell? It doesn't stop with real estate, either. The last guy I dated I caught stealing money out of my purse. On CHRISTMAS EVE. After I had WORKED ALL DAY bar tending. And then, there is my dear friend Layla who I loaned a grand to OVER A YEAR AGO because she was getting thrown out of her apartment and needed help. Haven't seen one penny of it. She doesn't call anymore, either. I hear she is doing well, though- got a brand new car, and got promoted. Nice. Am I a door mat or something? Maybe people think I don't need the cash since I have that money tree in the back yard. I should never have opened my mouth about that damn thing.

On a lighter note, my boyfriend, Roger Federer (he likes me to call him R-Fed), is whisking me away to Dubai for the weekend.

I love your blog. I am a newbie birddog/wholesaler. I am also on reiclub.com that's how I heard about your blog. I am reading it from the beginning to get some ideas and it is helping alot. I am going to email you a link to property I saw on backpage.com. I don't know if it is close to you but it is in Florida. Anyway, you are doing a great job!

Hey Steph,

By reading your blog I can tell that you have a good heart. Unfortunately, that's probably the reason people keep taking advantage of you. I commend you, though, on putting your foot down with Crazy Lady.
