Closed

7/15/2008

The deal that was supposed to close last Monday, then Wednesday, then yesterday, funded today, so it's officially closed, finally. One of the wholesalers that I met about a month ago and who I have become fast friends with, is the one who brought me the buyer on this deal, and the deal that closed Friday was one that he had under contract and I brought him the buyer.... Soooooo...... we decided to head out to the beach to celebrate closing our first 2 deals together. We had a good time....

Everything is on track for the two deals that are supposed to close next week. Spoke to my new buyer today (I will refer to him as McHotterson from here on out), and he is ready to close early if possible, and, since my title company is handling the closing, we should definitely be able to get it done early. He also asked me to find him another deal before the beginning of next month, which, as you can imagine, was music to my ears. Sweet, delicious music......

Steph - A question.

On a deal where you have a house under contract, an your buddy brings you a buyer, and vice versa, how do you/he get paid?

Do you just split the profit 50/50, pay the other guy a finders fee?

Inquiring minds want to know...

Hi Guys...

Neill, It depends on who I'm working with. Sometimes we will split it 50/50, sometimes I will add onto their price or vice versa.

These 2 deals, we split 50/50. One of them I was paid a marketing fee on the HUD, the other was paid outside of closing. There are many ways to do it, it just depends on who I'm dealing with.

Ps...that rain in the distance is cool. Never seen that on a beach before. Course, we dont' have many beaches in Memphis...unless you could the muddy river on the west.

It's Madeira beach. Not far from St. Pete. I like it there, nice and quiet. :)

I am going through the same thing with one of my deals. It was supposed to close last Wed. and now it's been moved to this Friday.

Can be frustrating but welcome to real estate. It just happens.
